Businesses can search 160 million properties by 300+ criteria, 30+ signals, and Likely scores, right in their AI assistant. It’s included on every paid plan.
TRUCKEE, CA, UNITED STATES, October 19, 2026 /EINPresswire.com/ — PropertyRadar has launched a connection that works with ChatGPT, Claude, and other AI tools, so real estate practitioners can research properties, markets, and owners by asking questions in the AI assistant they already use. The connection runs on MCP, or Model Context Protocol, an open standard that lets AI assistants connect to external data and tools. With it, a business can search PropertyRadar’s property and owner data using more than 300 criteria.
A real estate agent can ask, “How many homeowners in my ZIP code have owned for 10+ years, have more than 50% equity, and are over 65?” and get a count. A home services company can ask, “How many homes in my service area sold in the last 90 days?” Counts, property summaries, and saved audiences are free.
According to the U.S. Chamber of Commerce’s 2026 Empowering Small Business report, 66% of U.S. small businesses now use AI, up eight percentage points from the prior year. Until now, when a task depended on property and owner data, they had to leave the assistant, run a search in another tool, export the results, and paste them back in.
“AI made marketing expertise cheap. It didn’t make knowing who to call cheap,” said Mark Hockridge, CEO of PropertyRadar. “Your assistant can write a perfect letter to a homeowner, but it has no idea which homeowner just inherited a house, fell behind on the mortgage, or has owned for 20 years and is ready to move. That’s the part small businesses have been missing, and it’s what we’ve been building from public records since 2007.”
An AI assistant is only as good as the data behind it. PropertyRadar covers more than 160 million U.S. properties across more than 3,000 counties, built from public records, including filings pulled directly from county courts, and multiple verified data providers, with new records added daily. That includes court-sourced probate, divorce, and eviction filings, more than 30 distress signals, and Likely scores that estimate which owners are likely to sell, refinance, or buy.
That depth is what lets a business get specific. The assistant works from counts and summaries by default, so a business can narrow from an entire county to exactly the owners it wants in a few questions, and specific records and owner contact details come back only when the business asks for them. That keeps owner information out of the conversation until it’s needed. Businesses remain responsible for following applicable privacy, consent, calling, and texting rules.
How small businesses might use it
Size up a market
“How many homes sold in my county in the last 12 months, and how many are in preforeclosure right now?”
Check out a property
“Tell me about 123 Oak Ave. What’s owed on it, and what have similar homes sold for?”
Reach the owner
Who owns it, and what is the best way to connect with them? Included outreach includes direct mail, email, phone marketing, and online ads.
Save it to market
“Save every preforeclosure with 30% or more equity in my county as an audience.” The audience is saved in PropertyRadar, where the business can launch a campaign.
Availability and pricing
The MCP connection is available now in the United States on every paid PropertyRadar plan, starting at $99, with no additional cost. Counts, property summaries, and saved audiences are free. When a business chooses to retrieve billable property, owner, phone, or email data, it pays PropertyRadar’s standard data rates. Businesses are not charged for failed requests, unavailable contact data, or data they already own.
